First, we will ask that you walk us thru and around your home. This will allow you to show off your improvements and unique features and share what you love most about your home. It also allows the REALTOR to evaluate repair needs, their importance to achieving a successful home sale, and which repairs can generate the best return for your money.
The market value of your home. This is partially decided by comparing your home with recently sold properties similar in size, age, condition, and location. This method is known as a (CMA) Comparative Market Analysis. This strategy is necessary because it is similar to what appraisers will do to support their opinion of value. In addition, we will consider your home's improvements and unique features. This can help us decide if your market value is on the high side of those sold and if it falls into a higher price range. We will talk about timing, such as how long it might take for your home to sell and how much time you need before putting your home on the market. Though we can't guarantee how long it will take to sell, we can get a general idea by studying the market statistics, such as how long it took the other homes to sell, the present number of competing homes on the market, and the present pool of buyers. Within 15 minutes, it will pull into major real estates search sites such as Zillow, Realtor.com, other significant sites, and our office site.
